This two-story Spanish Revival estate sits along the water in Golden Beach, surrounded by mature palms, ivy and limestone. Years of salt air, moisture, irrigation and deep shade had stained the stucco and dulled the wood doors, eaves and beams. Salt air, intense sun, rain, irrigation and humidity had stained the masonry — worst in the shaded areas beneath the palms and ivy, where trapped moisture left visible discoloration across several elevations. The woodwork had gone dull, and with the entrance framed by a limestone arch and decorative iron grille, any overspray or careless cut line would be immediately visible.

Stucco pressure-cleaned of dirt, mildew and salt residue; loose paint scraped, cracks repaired, gaps sealed, surfaces fully dried. The woodwork was stripped where needed, sanded and cleaned so the stain could bond evenly.

This small apartment building on Northeast 66th Street in Morningside needed much more than a routine repaint. Years of moisture exposure, dense tropical landscaping and aging coatings had caused widespread peeling, staining and deterioration across the exterior. Areas that were heavily stained, peeling and deteriorated now have stable, properly repaired surfaces and a consistent satin finish. The warm Gold Stock body sits naturally among the palms and tropical garden, Rococo Yellow gives the soffits and concrete details definition, the red doors read as a confident accent and the black railings sharpen the staircase.
