Every Paint2Last proposal is itemized: surfaces are measured, each line carries its own quantity and unit price, and the total is the sum of what you can see. An exterior quote prices the masonry, eaves, fascia, trim, doors and windows separately; an interior quote is built room by room.
That structure is the point. You know exactly what is included before work begins, you can compare line against line, and nothing is hidden in a lump sum. Two real sample proposals are further down this page.
Interior, exterior, both together, or a roof coating — each is priced on its own rate per floor square foot.
Floor area is the biggest single driver. The table and estimator below both work from your home's square footage.
Height adds access work on exteriors: two-story homes run about 12% above single-story, three or more about 25%.
Condos typically come in about 5% under an equivalent house.
Stained, uneven or previously failing surfaces need more preparation — scraping, repairs and sealing — before any coating goes on.
The primer, paint, and number of coats required affect the final price. Premium coatings, specialty primers, waterproofing systems, and products designed for coastal conditions typically cost more than a standard painting system.
Salt air, moisture, irrigation and deep shade gradually stain and unevenly wear stucco. Correcting it properly means pressure-cleaning, scraping loose material, repairing cracks and letting surfaces dry fully before coating — prep that is built into our exterior pricing, not added after.
Waterfront and coastal properties face salt air, intense sunlight, frequent rain and humidity. That drives the coating system we specify — sealed masonry and exterior-grade finishes selected to endure coastal conditions.
Many Miami communities require approval before exterior painting. We assist with the approval documentation and color submissions so the project isn't held up — raise it at the estimate and we'll build it into the schedule.
